Important Aspects To Take Into Account When Looking For Commercial Lease

Most people take commercial premises on lease only on the basis of the lease charges. But there are several other factors that need to be considered when looking for a commercial lease. Otherwise people may have to start looking for other premises sooner or later.

For starters, the location of the commercial premises is extremely important, especially if a retail outlet will be opened. Commercial premises also include office spaces. The kind of activity that needs to be carried out in the office determines whether the surroundings are right or not. Likewise the merchandise being sold in the shop determines whether the shop is located in the right place or not. For example, a cafeteria, can thrive more in a busy area. However, it would be difficult for a sophisticated restaurant to survive and earn profits in a location that is not visited by the type of clientele it is targeting. Hence the premises need to be chosen wisely, depending on the area where they are located.

Another factor worth noting is that the new premises should be accessible to the employees. Parking facilities may also be important. Banks near the commercial location would be great as all businesses will need these services regularly. If banks are very far, a staff member dedicated exclusively for bank related chores would become necessary.

The area of the commercial premises is important, as are the fixtures and fittings in it. Even though the interior of most premises are redone, the water and electricity connections are important. Relevant bills should be paid up to date. Lights, fans, and sanitary fittings should be in good condition. It should be possible to close and lock windows and doors without problems. Glass panes on windows should not be broken. If the building is air conditioned then the air conditioning should be working. The meter recording the power usage should be functioning. Parking is another important aspect too.

Not all commercial places allow people to keep pets or permit smoking. Signboards are essential for any business establishment. But the arrangements for such billboards or signboards may not be suitable. So landlords should be willing for relevant modifications. At times, a building is suitable for the business, however, it is much too large. The lessee may want to choose the premises, but might prefer to lease part of it to another business. Landlords should be willing to allow such subletting.

The conditions relating to the vacation of the lease is also important in lease agreements. Should the lessee opt to look for new premises and relocate, a reasonable period of time should be provided. Also, it is important to define who is responsible for the maintenance of the rented place and the amount of such monthly expenses.
